The Building Department is Going Paperless!

Effective January 1, 2026, the Building Department will no longer be processing paper permits.
You may submit your permits electronically at
eTRAKiT

Should you need to submit paper plans to the Building Department, they will be scanned for electronic submittal and returned to you. The following fees will apply:

  • Technology Fee $20 per permit
  • Documents Larger than 11" x 17" $2.00 per sheet

Inspections

The City of Coral Springs Building Department provides building inspections as part of the normal permitting process. Inspectors conduct all requested inspections on the next business day, and plans are reviewed within 7 days. While current legislation allows property owners to choose a private provider for plan review and/or inspections, some private providers are using this to market their own inspection services, claiming the city no longer provides them.


Permits for work under $7,500

Florida law provides a limited permit exemption for certain work under $7,500 on a single-family dwelling, but it does not apply to everything. Permits are still required for electrical, plumbing, structural, mechanical, and gas work, regardless of cost. The exemption also does not apply to properties located partially or entirely in a flood hazard area. Projects also cannot be split into smaller jobs to avoid permitting. To qualify for the exemption, the homeowner or contractor must submit a written exemption request with documentation showing the type and value of the work. When in doubt, contact us before starting work.

DER Policy Change (Education Fees)

Effective Thursday, November 20, 2025, Broward County Development & Environmental Review will no longer collect Education Fees. These fees will be collected by the Broward County School Board. Click here for more information.
