Landlord Guidelines

The information below outlines the essential duties and provides straightforward guidance to help landlords meet city obligations.

Property Exterior

  • Must be watertight, weathertight, rodent-proof and structurally sound.
  • Free from holes, breaks, rot, graffiti and other damage.
  • Painted and protected from the elements; any siding must be in good condition.
  • Roofs must drain properly and avoid standing water.
  • Porches, decks, and walkways and railings must be safe, stable and capable of bearing expected loads.
  • Doors, windows and sliding glass doors must be secure, weatherproof, open and close easily and have intact screens with no holes (if applicable).
  • Shared areas must be kept clean and sanitary.
  • Trash service must be provided and receptacles maintained in good condition.
  • Hazards such as broken windows / glass or holes must be cleaned, repaired or replaced.
  • Public halls or stairways must have adequate functional lighting.

Property Interior

  • Floors, walls and ceilings must be kept in a good state of repair free of cracks, holes and protect against the passage of insects or rodents.
  • Doors must open and close easily and be kept in a good state of repair.
  • Doors and door frames must fit together properly.

 

Facility Equipment

  • HVAC systems, refrigerators, stoves, dishwashers, washers, dryers and water heaters must be maintained in good working condition and operate as intended. Refrigerators must cool to less than 40°F.
  • Cabinets in bathrooms and kitchens must be kept in a good state of repair free of warped, water damaged or rotting materials.

Electrical & Plumbing

  • All electrical switches, outlets, wiring and other electrical fixtures shall be installed and maintained to avoid the danger of electrical shock or malfunction and must be maintained in good working condition.
  • Plumbing systems must be properly connected to approved water, sewer or septic systems.
  • Every plumbing fixture, water pipe, waste pipe, gas line and drain line must be free from leaks or defects and maintained in good working order.
  • Sinks, showers and bathtubs shall be supplied with both hot and cold water.

Registrations

  • Landlords must register their property as a rental property with the City of Coral Springs. This can be done on the city’s website, CoralSprings.gov/landlord. 
  • If the property has 2 or more units, the property is part of the city’s Neighborhood Preservation Program and will receive an annual inspection.
  • The owner must also register the property for this program and apply for a business tax license on the city’s website CoralSprings.gov/businesstax.

Other Issues

  • Inoperative vehicles cannot be stored on the property. This includes vehicles that are wrecked, partially dismantled or do not have all tires inflated.
  • Commercial/Recreational vehicles and boats are not permitted at the property from 9 p.m. to 6 a.m. Monday through Saturday, and no time on Sunday.
  • All landscaping must be maintained in a healthy, neat, and orderly condition, which includes mowing, trimming, pruning, weeding, watering, pest management, mulch and fertilizing.
  • Roofs, fences, walls and parking areas must be kept free of discoloration and damage. Striping must be in good condition.
  • Items cannot be stored outside where they are visible to the public.
  • Trash cans can be placed at the curb no earlier than 7 p.m. the day before collection and must be removed by 7 p.m. the day of collection. More information about trash can be found on the city’s website CoralSprings.gov/trash.
  • When not out for pickup, trash cans must be screened from view of the street and adjacent properties.
  • If the property has 2 or more units, a local contact person’s name and phone number must be posted on a professional and legible 8x10 sign on the front of the building in case of emergency.
