Downtown Mixed-Use Phase II

The City of Coral Springs Community Redevelopment Agency (CRA) was established by the City Commission in 2002 to guide the city in its Downtown redevelopment efforts. In 2005, the city adopted the Coral Springs Downtown Development of Regional Impact (DRI) which regulates all development within the boundaries of the CRA, and requires the city rezone the parcels and amend the land development code requirements to be consistent with the land use (Ordinance No. 2005-105). The area of the DRI is designated Local Activity Center on the Future Land Use Map. The DRI ties the impacts of development to traffic and transit, sustainability, air quality, workforce development, and other infrastructure and services. In addition, it established limits on allowable development by use.

Phase I of the Downtown Mixed-Use included land development code amendment and rezoning of the parcels located within the Downtown Core.

The City of Coral Springs and CRA are seeking input and feedback from businesses and property owners relating to Phase II of the Downtown Mixed-Use (DT-MU) Zoning District, which expands the district to align with CRA boundaries and create new standards for development (see the map below).

The Phase II area has multiple zoning classifications that are not consistent with the overall vision of the Downtown and land use in place, which creates barriers for redevelopment.  Additionally, a Land Development Code Amendment and Rezoning of the parcels are required for the Downtown Mixed-Use Zoning District (Phase II) as part of the approved DRI.     

Timeline:

  • 2002 – Community Redevelopment Agency
  • 2005 – Development of Regional Impact (DRI) and Local Activity Center (LAC) Land Use
  • 2018 – Phase I Rezoning and Land Development Code Amendment of Downtown Mixed-Use (DT-MU) Zoning District
  • 2024 – CRA hired Calvin, Giordano and Associates to assist with the implementation of Phase II.
  • February 26, 2025 – Phase II Analysis was presented at City Commission Workshop.
  • March 3, 2025 – Phase II Analysis was presented at the CRA meeting.
  • March 20, 2025 – Public Meeting with businesses within the CRA.
  • April 24, 2025 - Public Meeting with property owners.
